Strata, body corporate & commercial
Common-area gardens that never generate a complaint.
We look after unit blocks, townhouse developments and commercial frontages across Melbourne's inner east and bayside — on a fixed schedule, at a fixed monthly price, with photos after every visit and one invoice at the end of the month.
Currently maintaining around 15 strata properties across Stonnington, Bayside, Glen Eira and Boroondara.
What's included
One contractor for the whole property.
Scheduled maintenance visits
A fixed roster — weekly, fortnightly or monthly. Same crew, same day, so residents and tenants know what to expect.
Lawns, edges and common areas
Mowing, edging, blowing down paths, driveways and car parks, and bin-area tidy-ups so the property reads as cared for from the street.
Hedges, shrubs and screening
Boundary hedges and screening planting shaped on a schedule, not just when a complaint comes in.
Garden beds and mulching
Weeding, pruning, seasonal mulch top-ups and plant replacements to keep beds full and low maintenance.
Green waste removed every visit
Nothing left behind, nothing stacked beside the bins. The site is left clean before we leave.
Photo reports and one monthly invoice
Before and after photos from each visit, plus a single itemised invoice per property — easy to pass on at the next committee meeting.

Common questions
Strata and commercial FAQs
- Do you work with owners corporations and strata managers?
- Yes. We currently look after around 15 strata and body corporate properties across Melbourne's inner east and bayside, from small unit blocks to larger multi-building sites.
- How is commercial work priced?
- Common-area maintenance is quoted as a fixed monthly figure based on the site and the visit frequency, so the committee has a predictable line in the budget. One-off works — makeovers, mulching, plant replacements — are quoted separately before anything starts.
- Do you provide insurance and safety documentation?
- Yes. We carry public liability insurance and can supply a certificate of currency and a Safe Work Method Statement for the site before the first visit.
- Can you take over from an existing contractor?
- Regularly. We'll walk the site, note what's been let go, and give you a first-visit catch-up price plus the ongoing monthly figure so there are no surprises.
- Do we get proof the visit happened?
- Every scheduled visit is photographed. You receive a short photo report you can forward straight to the committee or the owner.
- How quickly can you quote a property?
- Usually within a couple of days of walking the site. Send the address and the visit frequency you have in mind and we'll book a time.
